Villa at a glance
Villa Tramontana covers an area of approximately 300 m2 over two levels and with three bedrooms and a sleeping gallery can comfortably accommodate up to 10 people. The villa is quietly located and secluded, surrounded by a beautiful Mediterranean garden. Several terraces and a private infinity pool invite you to linger and relax. From everywhere you can enjoy the magnificent sea view!
All rooms are cozy, individually & exclusively furnished and equipped with modern air conditioning (cooling & heating function).
On the upper level of the villa there is the main entrance, the beautiful living & dining area with access to a large terrace, a fully equipped kitchen, a guest bathroom with shower and a sleeping gallery with double bed.
On the lower level there are three large bedrooms, each with its own bathroom. All bedrooms have direct access to a terrace with ancient olive trees and a covered pergola with fireplace.
Next to the main entrance is a private secure parking for 3-4 cars.
Hosts
We are Katja & Wolfgang (+ our 2 children & our dog Theo). We are a family from Bavaria/Germany and love traveling, the sea and the mountains! For us, with Villa Tramontana and its breathtaking panoramic view of the sea, the proximity to the beach (10 minutes) and the location at the foot of the Učka Mountains with its numerous hiking & biking opportunities, a long-cherished dream of our own vacation home has come true. We fell in love with this magical place on the spot and want our guests to feel as comfortable here as we do.
Welcome to Villa Tramontana!
Living room
Facing the sea, it is glazed from the floor to the roof and offers a breathtaking view of the entire Kvarner Bay from Rijeka to the islands of Krk and Cres. The light-filled, open space creates a feeling as if the villa is merging with nature. At night you can see the lights of the Rijeka harbor glittering over the sea. The living room is furnished with, among other things, selected designer pieces and offers every comfort (e.g. large Smart TV, Sonos sound system, cozy day bed, etc.).
From the living room you can directly access a large covered terrace. An air conditioning system with heating function provides a pleasant, balanced room temperature in summer, as well as in autumn and winter.
A special highlight is also the large, open fireplace, which provides cozy warmth and a particularly cozy atmosphere on cooler days.
Dining room & Kitchen
The dining room is open to the living room and is located a few steps up, so you can enjoy the wonderful sea view from there as well.
The center is a massive wooden table where 10 people can sit comfortably. There is also direct access to the terrace from the dining room. The kitchen is built in an old, Istrian style as “Kažun”. It is a traditional round stone kitchen whose peculiarity is the mosaic of pebbles on the floor.
The kitchen is of course equipped with all appliances and things of daily use of high quality: large refrigerator with freezer, cooking island with a combination of gas stove & glass ceramic hob, dishwasher, oven, microwave, espresso & filter coffee maker, toaster, etc.
Bedroom 1 with bathroom (about 34 m2)
The very spacious bedroom has a large double bed (1,80m) and a sofa bed (1,60m). It is air-conditioned, has sea view and leads directly to a terrace with old olive trees. The attached bathroom is equipped with a double shower. Through large windows you can also enjoy the sea view from the bathroom.
Bedroom 2 with bathroom (about 20 m2)
It has a large double bed (1,80m), is air-conditioned, has sea view and leads directly to a terrace with old olive trees. The attached bathroom is equipped with a bathtub (incl. shower wall).
Bedroom 3 with bathroom (about 27 m2)
It has a double bed (1,60m) and a large round bed (diameter 2,10m). It is air-conditioned, has sea view and leads directly to a terrace with old olive trees. The attached bathroom is equipped with a shower. A special style element is the traditional “Istrian” window, which can be opened from the bathroom to the bedroom, allowing a magnificent sea view.
Pool
The private infinity pool measures 12 x 5 meters and has a depth of 2 meters. Comfortable sun loungers and umbrellas ensure that you can relax and enjoy the magnificent view from here as well.
Terrace & Garden
The villa is surrounded by terraced terrain (about 2000 square meters), beautifully landscaped and secluded with Mediterranean shrubs and trees. The property is completely fenced.
The spacious main terrace is partially covered and situated in such a way that it offers a magnificent view of the sea and at the same time is directly accessible from the living room, dining room and kitchen. A large table for 10 people and a Weber gas grill are available there. Another terrace is accessible from the three bedrooms. It is planted with old olive trees and also offers a fantastic sea view.
Sleeping gallery
Above the dining room there is an open gallery accessible by a ladder. This room is equipped with a double bed (1.60m). The sleeping gallery is currently not available for rent and cannot be used!

We had a great time at Villa Tramontana! It more than exceeded our expectations. Simply insane! The house is very stylish and individually designed and furnished with love. The best place to relax – with sea view – a dream! The wind whistled outside around the house (February!) and we snuggled up by the fireplace. I’m sure it’s even better in the summer when the pool is in use! We would love to come back again.

The villa is an absolute dream! We could not get enough of the fantastic sea view. The location was brilliant for us, quiet and private, but not too far off the beaten track. The beach and the next larger town with restaurants are just 10 minutes away. The villa has a great atmosphere. A rustic stone house, very cozy but still bright, airy and beautifully furnished. The Weber gas grill was my personal highlight!

I cannot recommend this place enough! I haven’t seen such a beautiful house in a long time. You can tell the Villa is treated with great care and love. The house was so clean and well maintained and we all couldn’t get over the view! The owners Wolfgang and Katja, were super helpful and friendly. Even though we stayed during the off season, there was so much to do in the area and we always made it cosy next to the incredible fireplace. Villa Tramontana is a truly unique stay!

We have been to Villa Tramontana several times. Location, view, pool, etc. are simply indescribable, just like in the photos, but actually even more beautiful. The owner has changed , tastefully renovated and partly refurnished. It is still beautiful, cozy and top equipped with everything you need. The beds are also new and very comfortable. One hundred percent recommendation! And a real insider tip!
